Washington has 29 federally recognized tribes — more than almost any state — including the Tulalip, Lummi, Yakama, Puyallup, Suquamish, Swinomish, Quinault, Spokane, Colville, and Muckleshoot, among others. Many hold reservation and trust land across the state. For Native Veterans buying on tribal trust land, the VA's Native American Direct Loan (NADL) is a direct-from-the-VA mortgage — and Washington is one of the states where it genuinely applies.

NADL works only where the land sits under a tribe with an active Memorandum of Understanding (MOU) with the VA, so verify your tribe and parcel with the VA Tribal Loan Officer. Native Veterans buying on fee-simple land use a standard VA loan instead.

What NADL is and why it exists

The NADL program (codified in 38 U.S.C. § 3761) makes the VA the direct lender on home loans for Native American Veterans on tribal trust land. The VA isn't guaranteeing a third-party loan — they fund and service the loan themselves.

Why direct? Conventional + standard VA loans require a fee-simple mortgage as collateral. Trust land held by a tribe (or by individual Native Americans as restricted-fee or trust property) can't be conventionally mortgaged. The NADL replaces the mortgage instrument with a leasehold + VA security interest, working within the tribe's governance.

Eligibility (three layers)

A Native Veteran needs all three to qualify:

  1. VA eligibility — same Certificate of Eligibility (COE) as any VA loan. Service requirement applies: 90 days active duty during wartime or 181 days during peacetime, with discharge other than dishonorable.

  2. Native American status with a participating tribe — the borrower must be an enrolled member of a federally-recognized tribe that has signed a Memorandum of Understanding (MOU) With the VA enabling NADL on their trust land.

  3. Land must be on tribal trust land — either tribal trust, individual trust, or restricted fee land held by a participating tribe.

Washington tribes and NADL

Washington's 29 federally recognized tribes hold trust land from the Olympic Peninsula and Puget Sound to the Yakima Valley and the Colville and Spokane reservations in the east. Whether NADL can be used on a specific parcel depends on the tribe's active MOU status with the VA at the time you apply. The VA Tribal Loan Officer for the region tracks which tribes have current agreements — confirm before you write an offer.

Because NADL follows the property location, a Washington Native Veteran can also use it on participating trust land in another state.

Are NADL loans portable if I move off the tribal land?

No. Selling the home pays off the NADL. If you buy fee-simple land later, you would use a standard VA loan with a fresh entitlement calculation.
